# FMV Appraisal Worksheet

The auto-appraiser workflow as a report: selects ~3 like-for-like ACTIVE comparables (configuration-matched via the VIN pattern, mileage-banded within 5% of the subject odometer where possible, with a match % AND an installed-options similarity % per comparable), averages their advertised prices, applies a per-mile mileage adjustment to reach the ACV (advertised-price basis; dealer asks generally exclude add-on and documentation fees), adds the preparer's itemized additions/deductions to reach TOTAL FMV pre-tax, and compares it against the insurance carrier's offer. Ships with a branded, shareable Excel worksheet, and the hosted page lets the preparer re-select comparables interactively (the worksheet and the Excel download follow the selection). Use for total-loss and diminished-value negotiations, client-facing appraisal worksheets, and any case where the preparer needs to certify a value from hand-picked comparables. For a full market valuation with trend, channels, history, and CPO analysis, use the Vehicle Valuation Report instead.

## Inputs

### Required
- **vin** (e.g. `3GNAXYEX1KS562965`): 17-character vehicle identification number.

### Recommended
- **miles** (e.g. `41500`): Current odometer reading. STRONGLY RECOMMENDED — it drives the mileage adjustment and the comparable mileage band.
- **zip** (e.g. `48124`): ZIP code of the loss/appraisal market. STRONGLY RECOMMENDED — defaults to 90210 if missing.

### Optional
- **insurer_offer_usd** (e.g. `16000`): The insurance carrier's settlement offer. The worksheet shows TOTAL FMV minus this offer, with wording that only supports arguing the offer up when the selected comparables back it.
- **mileage_cost_per_mile** (e.g. `0.06`): Per-mile rate for the mileage adjustment between the selected comps' average odometer and the subject's. Defaults to 0.06 (the common appraisal-template rate).
- **select_comps** (e.g. ``): Pin exactly which comparables the worksheet averages (comma or newline separated VINs, typically 3). Default: the top 3 by match score. Each comparable shows a match % and an installed-options similarity % to guide the selection.
- **exclude_vins** (e.g. ``): Comparables to EXCLUDE (comma or newline separated VINs).
- **adjustments** (e.g. `Aftermarket tow package, 350`): Itemized additions/deductions, one per line as "label, +/-amount" (e.g. "Aftermarket tow package, 350" or "Prior unrepaired damage, -200"). Applied over the ACV to reach TOTAL FMV.
- **appraiser_name** (e.g. `Jane Smith, ASA`): Appraiser or preparer name for the certification block and the branded Excel. Defaults from the appraisal profile in account settings.
- **appraiser_license** (e.g. `MI-4417`): License or credential shown with the preparer name.
- **client_name** (e.g. `Sample Client`): Client the worksheet is prepared for.
- **consumer_name** (e.g. `John Q. Public`): The consumer (your customer) this appraisal is produced for. Renders as "Prepared for <name>" on the report and the Excel.
- **consumer_address** (e.g. `123 Main St, Madison Heights, MI`): Consumer address for the report header.
- **consumer_phone** (e.g. `(248) 555-0142`): Consumer phone for the report header.
- **file_number** (e.g. `CLM-2026-0142`): Claim / file reference number. Leave blank to auto-assign from your account's series.

## Data semantics

Every price is a **listed (asking) price**, not a transacted sale price. "Recently off-market" comps show a vehicle's last list price (a sold proxy). The ML "MarketCheck Price" predicts an optimal listing price, not a sale price.
